As we head into the heart of the spring market, one thing is clear— uncertainty is everywhere.  With talks of tariffs being paused and reevaluated, and interest rates fluctuating more than usual, many buyers and sellers are left wondering what’s next.  At the time I’m writing this, mortgage rates are in the high 6% range. While that’s still lower than where we started the year and below where we were this time last year, it’s enough volatility to make some buyers hesitate. The market feels like it’s holding its breath, waiting to see where things land — but waiting too long can mean missing out.

Here’s the reality: waiting for prices to potentially drop is straight up not the best strategy.  Despite the shifting economy, home prices in NOVA are up 2.7% year over year.  Buyers who wait may find themselves paying more down the line — not less.  This is not news to my regular readers.  Historically, trying to “time the market” rarely works.  The better strategy is having a sound plan and being prepared to act when the right home appears.

For sellers, well-prepared homes are still commanding attention.  When our clients follow expert guidance — staging their homes, making necessary improvements, and using professional photography and marketing — we’re seeing strong results.  In fact, many of these listings are receiving multiple showings and competitive offers shortly after hitting the market. Presentation, pricing, and positioning remain the winning formula in today’s market.  However, we are also seeing more price reductions as somehow sellers and their agents continue to overprice homes and don’t let the market come to them.

Recipe of the Month | Crunchy Lemonade Drumsticks

Prep: 35 min ~ Cook: 1 hr 10 min ~ Yield: 6 Servings

Ingredients

Directions

  1. Mix 1 tablespoon lemon zest and the lemon juice in a large bowl. Add 1 cup water and the sugar and whisk to dissolve, then whisk in the buttermilk. Pierce the drumsticks several times with a fork and season with salt and pepper. Toss in the marinade, cover and refrigerate 4 hours, or overnight.
  2. Preheat the oven to 400 degrees F. Bring the chicken to room temperature. Put the panko, thyme, the remaining 1 tablespoon lemon zest, the cayenne, 1 teaspoon salt, and black pepper to taste in a large resealable plastic bag and shake to mix. Put the mayonnaise in a bowl. Set a rack on a baking sheet and spray with cooking spray.
  3. Remove the drumsticks from the marinade, dip in the mayonnaise, then drop into the bag and shake to coat; transfer to the rack.
  4. Mist the chicken with cooking spray. Bake until golden, about 35 minutes; flip and bake until browned and crisp, 35 to 40 more minutes. Cool completely, then pack in an airtight container.
