Northern Virginia Real Estate Market

Despite economic uncertainty and rising rates, buyer demand keeps the Northern Virginia housing market moving.

A lot can change in just one month, and the Northern Virginia real estate market is a perfect example.

We started the year with a scorching-hot market that looked ready to rebound after several slower years in sales. Then global events quickly shifted the economic conversation. Rising gas prices (and mortgage rates), broad swings in both directions on employment, and ongoing geopolitical tensions have all created uncertainty for the broader economy. Because of that, the Federal Reserve is now signaling that interest rate cuts may not happen this year, which has caused some hesitation across many industries.

But here is the important part for homeowners and buyers in our region: the local housing market is still very strong. Even with some economic uncertainty, purchasers in this region have largely shrugged it off as buyer demand remains high. Many homes are still receiving multiple offers, and while inventory has increased slightly, we are still operating with a relatively low housing supply.

Econ 101: When demand outpaces supply, prices tend to rise, and that is exactly what we are seeing. Homes that are priced correctly and presented well are still moving quickly. Buyers are being more thoughtful and strategic than they were during the peak frenzy of the last few years, but they are absolutely still active in the market. In fact, many buyers who paused their search last year are stepping back in, hoping to find opportunities before interest rates potentially rise further. As we move deeper into the spring market, we typically see even more listings come online, which can create additional opportunities for buyers while still supporting strong pricing for sellers.

Mortgage rates have increased about five-eighths of a percent recently. However, they are still lower than they were this time last year, which is helping keep buyers engaged and in the game.

For sellers, this means opportunity. Serious buyers are still in the market, and competition for well-priced homes remains strong. For buyers, it means preparation is key. Having the right strategy and guidance can make all the difference when navigating a competitive market.

April is the perfect time for Northern Virginia homeowners to step outside and give their yards a fresh start. After a long winter, gardens and landscapes are ready to come back to life. Warmer temperatures and longer days make this the ideal month to clean up garden beds, trim back dead branches, and prepare soil for new plants. A little attention now can set the stage for a beautiful yard all season long.

One of the best places to begin is with a spring clean-up. Remove leftover leaves, fallen branches, and debris from flower beds and lawn areas. Adding fresh mulch not only makes landscaping look neat and polished but also helps retain moisture and prevent weeds. This is also a great time to edge garden beds and define walkways, which can instantly give your yard a more maintained and welcoming appearance.

April is also planting season for many flowers and shrubs that thrive in our region. Popular choices in Northern Virginia include pansies, tulips, daffodils, and flowering shrubs like azaleas and hydrangeas. If you’re interested in planting vegetables, cool-weather crops such as lettuce, spinach, peas, and radishes do well when planted early in the spring. Recipe of the Month | Asparagus & Mushroom Pappardelle

Ingredients

  • 8 ounces uncooked bowtie pasta
  • 1/2 pound asparagus ends trimmed
  • 2 tablespoons butter
  • 1 tablespoon olive oil
  • 8 ounces white mushrooms
  • 2 cloves garlic minced
  • Juice of 1/2 lemon approx. 2 tablespoons
  • Salt & pepper to taste
  • Freshly grated parmesan cheese optional but recommended, to taste

Instructions

  • Bring a large pot of salted water to a boil and cook the pasta al dente according to package directions.
  • Meanwhile, in a skillet, melt the butter and olive oil over medium heat.
  • Cut the asparagus into roughly 1.5″ pieces. Add the asparagus to the pan and cook for 3-5 minutes (depending on thickness of asparagus).
  • Add the mushrooms to the skillet and cook for a few minutes, until the mushrooms are softened.
  • Add the garlic, lemon juice, and salt and pepper. Stir and cook for a couple more minutes. Prior to draining the pasta, you can add a few tablespoons of the hot pasta water to the skillet if desired. Add the drained pasta to the skillet and toss until combined. Serve immediately with freshly grated parmesan cheese.

  • Look for standing water in your yard after spring storms and address low spots to prevent mosquito breeding as temperatures warm.
