A Shifting Market: Opportunities for Buyers, Advantages for Sellers
The Northern Virginia real estate market continues to shift, creating both opportunities and challenges depending on which side of the aisle you are on and where you’re looking. We’re starting to see more homes come on the market, though inventory is still growing more slowly than we’d typically expect this time of year. For buyers, that’s a positive sign, but demand remains strong across most of the region.
Some areas are moving faster than others. Homes inside the Beltway continue to be highly competitive, with multiple offers, waived contingencies, and in some cases, sales prices reaching well above list price. This is largely driven by limited inventory and high demand, making it an excellent time to sell in those neighborhoods. On the flip side, other areas further west and south are seeing a more balanced pace, giving buyers a bit more breathing room.
Interest rates have been bouncing around in the same narrow range. Once again, the Fed sat on its hands with rates. I won’t miss Jerome Powell when he is finally out of there.
Inflation has reached its highest level in three years due almost wholly to the rising oil costs from the Iran conflict. It’s only been 2 months, and hopefully the war will come to a relatively quick conclusion, and when that occurs, expect fuel costs and attendant inflation to quickly retreat.
Despite all that, buyer activity remains strong. Most people are making decisions based on life changes such as growing families, relocations, or lifestyle needs, rather than trying to time interest rates perfectly.
Currently, Northern Virginia is sitting at about a 1.2-month supply of homes, which still firmly places us in a seller’s market. That said, not every home is selling instantly. Some properties are going under contract within a few days, while others may take 30 to 45 days, depending on pricing, condition, and location.
One thing we’re seeing more than ever is how important pricing and preparation have become. While it’s still a seller’s market overall, buyers are more informed and selective. Homes that are priced correctly and show well are still moving quickly and attracting strong offers. However, properties that are overpriced or not well-prepared will sit longer and require price adjustments. The strategy behind your sale or purchase truly matters in today’s market, and having the right guidance can make all the difference.

Recipe of the Month | Taco Lasagna
Ingredients
- 1 pound ground beef
- 1/2 cup chopped green pepper
- 1/2 cup chopped onion
- 2/3 cup water
- 1 envelope taco seasoning
- 1 can (15 ounces) black beans, rinsed and drained
- 1 can (14-1/2 ounces) Mexican diced tomatoes, undrained
- 6 flour tortillas (8 inches)
- 1 can (16 ounces) refried beans
- 3 cups shredded Mexican cheese blend
Instructions
1 – In a large skillet, cook the beef, green pepper and onion over medium heat until meat is no longer pink; drain. Add water and taco seasoning; bring to a boil. Reduce heat; simmer, uncovered, for 2 minutes. Stir in black beans and tomatoes. Simmer, uncovered, for 10 minutes.
2 – Place 2 tortillas in a greased 13×9-in. baking dish. Spread with half of the refried beans and half of the beef mixture; sprinkle with 1 cup cheese. Repeat layers. Top with remaining tortillas and cheese.
3 – Cover and bake at 350° for 25-30 minutes or until heated through and cheese is melted.

- Check fence lines for loose posts, warping, or insect damage and make repairs before summer storms and yard use pick up.
- Clean and inspect your mailbox and post ensuring it’s secure and visible after winter wear and spring growth.
- Test all outdoor spigots for proper shutoff and backflow issues to catch any hidden plumbing problems early in the season.
